FSBO – Is it the Right Route to Sell your Home?

For Sale By Owners or FSBO may sound easy and look attractive for sellers who want to save money on agent commission, but is it really the right choice for you? Should you sell the property by yourself? Before you even decide, take into consideration the challenges you have to face when you are already in the selling process.

 

These are the factors you have to consider when planning an FSBO:

Things seller should know when going the FSBO routeShell out money on staging and photos. To prepare your home for the market, you may have to hire professional stager and photographer. You have to remember that this will help sell your home faster. A property that is poorly staged and photograph might take longer to sell. If you will go in the traditional sale route, your real estate agent will take care of this for you without a charge.

 

Exposure to prospective buyers. Studies show that 92% of buyers search for homes online, gone were the era when home buyers look at newspaper to search for properties. Real estate agents have marketing strategies to promote homes online, if you are going the FSBO route, you have to take care of the online marketing yourself. This means shelling out more money for listing your property on various sites to get more exposure.

 

Negotiate with many people.  When you decide to FSBO, you will need to deal with many people. These people include agents who represent the buyer’s best interest, buyers who want to get the best deal, home inspection companies, appraiser – if there is a question of value, and your bank – if your home is a short sale. If you are going for a traditional sale, you will not have to worry about this because the real estate agent will handle all the paper work and negotiations for you.

 

Selling a home already involves a lot of work, selling FSBO is even more so. From staging, marketing, open house, negotiations, repairs, to paper works you have to take care of this yourself. So if you are in hurry to sell your home, FSBO might not be the right choice for you. However if you are not hard pressed for time, and you think you can handle the challenges of selling FSBO, you can go this route.
