The Sold listings from May compared to last year at the same time have increased 21.9%. The same for New listings which increased 12.7%. Despite the numbers, Greenville has been on a decrease in inventory for the last few years.

On average, homes in Greenville County, SC sell after 31 days on the market. The trend for median days on market in Greenville County, SC has gone down 35% (40 days) since last month, and 36.7% down year-over-year.

Is Greenville in a buyer’s or seller’s market right now?

Greenville is a seller’s market in May 2021

Greenville is in the strongest seller’s market that we have ever seen. The housing market is so hot right now, buyers are priced out of the market. The pandemic has put a strain on our inventory, and sellers are not comfortable selling their homes right now, even with record sales prices. The Greenville area’s MLS should show somewhere between 7,000 and 8,000 homes on the market and yet we are seeing less of that.

The competition for homes is so fierce, some people are even skipping the home inspection process.

Is it a good time to buy a home in Greenville, SC?

From the home buyer’s perspective, the best time of the year to buy a home in Greenville would be in December or January, as our market slows down for the winter during these months. There are fewer buyers, so there’s less competition for properties. The median home price tends to drop in the Winter. Springtime is the peak of our local market with the highest median sales price for the year. Spring buyers are more likely to pay full price or to pay above the asking price.

These trends can always change, but they hold true for the average selling season. Our local home sales in Greenville typically double from the depths of Winter to the peak of Summer.
