Do Homes in the Upstate, SC Have Basements?

Are you looking to relocate to Greenville, SC, and wondering if homes in the Greenville area have basements? Yes, there are basement homes in Greenville however you’ll be surprised to know there are not a lot of them.

While most of the homes in the U.S. especially in the northern part of the country have a basement, homes in South Carolina on average do not. The same goes for homes here in Upstate, South Carolina.

Since South Carolina is located on the east coast, the high water table and humidity make basements an unpopular feature for a home. A high water table means the underground water is about 6-8 feet within the surface. This increases hydrostatic pressure on the basement floor and walls, making them prone to leaks and basement flooding which are costly to repair.

Like homes in the Southeast, areas in the state share topographical features that are not conducive to having a basement that’s why there are not a lot of basement homes you can find in the market. However, it doesn’t necessarily mean that you will not find a basement home in the area.

You can typically find basement homes further away from the coast. The Upstate, SC which is about 4 hours from the coast made it possible for some homes to have a basement. However, you will find that most Greenville basement homes you can find are built on sloping lots.

Builders rarely dig into the ground for basements. If the house is built on sloping land, it is more cost-effective to build a basement – a walkout basement. A walk-out basement has a door to exit the basement at the back of the house. This type of basement works exceptionally well on this terrain.
