Should You Overprice Your Home?

Selling a home can be one of the most stressful experiences one can have especially if you have put your house on the market and it’s having very little showing activity and receiving no offers at all. If you’re thinking of selling your home, you wouldn’t want to experience that bumpy ride. How can you sell your home fast? Here’s one:

Do not overpriced your home

As a seller, you have the choice to ask for whatever price you want. You might price it higher thinking that you can get what you’re asking. If you’re lucky and the market is at your advantage it could happen, however you are also putting yourself at risk. An overpriced listing can turn off potential buyers and brokers.

When you put your home on the market, the first month is when you get the most activity. After a home sits on the market for six months or so it becomes a stale listing. It is always better to price your home correctly from the beginning.

Here are several reasons not to overprice your home

  • An overpriced listing will not get as many showings as a home that is priced correctly
  • Buyers don’t buy overpriced properties
  • You will end up reducing your price if your listing has been on the market for long
  • By the time you reduced your asking price, your home become overly exposed

 

The bottom line is, over priced homes most often get ignored from the start. If you would like to sell your home fast, you have to price it right.

Setting the right price for your home is important because it will either make or break your chance of a successful sale. Remember, your home could be perfect in and out but none of that matter if the price is not right. So how do you set the correct price for your home to sell?
